STAGE 1
INITIAL STAGING CONSULTATION

WE FOCUS ON THE ELEMENTS THAT WILL MAKE THE GREATEST IMPACT. AS WE WALK THROUGH YOUR HOME TOGETHER, I HELP YOU SEE IT THROUGH A BUYER’S EYES.
YOU’LL WANT A PEN AND NOTEPAD AS WE REVIEW EACH SPACE AND CREATE A CLEAR, DETAILED LIST OF ACTION ITEMS TO PREPARE YOUR HOME FOR THE MARKET.
THIS APPOINTMENT CAN TAKE UP TO THREE HOURS.


STAGE 2
PHOTO-READY STYLING

FIRST IMPRESSIONS TRULY DO MATTER AND ATTENTION TO DETAIL
IN EVERY ROOM IS ESSENTIAL.
WITH MANY YEARS OF PERSONAL EXPERIENCE,
I WILL REFINE AND STYLE YOUR HOME SO IT FEELS
POLISHED, INVITING AND READY FOR PROFESSIONAL PHOTOGRAPHY. IDEALLY, THIS APPOINTMENT TAKES PLACE ON THE DAY OF YOUR PHOTO SHOOT AND USUALLY LASTS A COUPLE OF HOURS.


SOMETIMES A HOME NEEDS ONLY A FEW ADJUSTMENTS,
OTHER TIMES IT REQUIRES A MORE THOROUGH APPROACH.
EVERY HOMEOWNER IS UNIQUE AND SO ARE YOUR HOME’S NEEDS.
EACH CONSULTATION IS TAILORED
TO YOUR CIRCUMSTANCES, TIMELINE, AND COMFORT LEVEL.

Here, we created a purpose and a cozy, inviting destination where buyers could envision themselves enjoying. 

This wonderful couple had many beautiful things but needed help editing and highlighting the homes most impressive features. We also addressed traffic flow and gave a lot of consideration to the lines of sight for the purpose of taking great photos for the listing. It sold in one day for over list price.

Sometimes, simplifying, editing and moving some furniture is all that is needed to make a room function better and feel larger.

I was brought into this project after the home was listed for a while. These clients had a very large beautiful home but didn’t know how to make it feel warm and inviting. We edited some personal items and rearranged furniture to give each space a purpose and for more intimate conversation areas. I did some shopping for them and they were able to install the new drapes themselves. Very soon after, they received and offer and sold the house.

The stain on the built-in cabinetry was just too dark and “bossy”. By painting them out the same as the new wall color, they feel as if they belong and play nicely with the rest of the room. The desk was given a more useful purpose since it is in the living room. We added wine cubbies and a butcher block top to match the new island (not seen) and changed the hardware.
